Clyde Gateway has announced an ambitious £500 million masterplan to transform over 100 hectares of land across Glasgow and South Lanarkshire into a vibrant centre for innovation, sustainable industry, and inclusive growth.
Unveiled on 21 May at the UK Real Estate Investment & Infrastructure Forum in Leeds, the ‘Clyde Gateway Innovation’ programme sets out a long-term vision to develop a dynamic mixed-use district focused on high-value manufacturing, life sciences, and green technologies.
A Vision for Innovation and Sustainable Growth
The plan outlines the development of up to 93,000 square metres of commercial and lab-enabled office space, two new hotels, and approximately 450 new homes. The initiative is backed by Glasgow City Council, South Lanarkshire Council, Scottish Enterprise, and academic partners such as the University of Strathclyde.
Designed to attract inward investment and drive employment in advanced sectors, the programme signals a new chapter in the area’s regeneration journey.
Key Projects in the Pipeline
The masterplan includes several landmark developments:
- Innovation Central – A flexible workspace and events venue located along the River Clyde
- Red Tree Labs, Shawfield – A new laboratory building with detailed planning approval, linked to an ambient loop heat network
- XWorks, Dalmarnock – A 3,700 sq m advanced manufacturing facility (planning application submitted 16 May 2025)
- Hotel Developments – A 130-bed hotel near Dalmarnock Station, and a 150-bed hotel as part of the former Shawfield Stadium redevelopment, alongside new housing
The Shawfield masterplan has already received outline planning consent from South Lanarkshire Council. Much of the site is pre-equipped with low-carbon infrastructure as part of Clyde Gateway’s ongoing “infrastructure first” strategy.

Clyde Gateway has a proven track record in delivering transformative projects, including Topgolf and Cuningar Loop Woodland Park, reinforcing its role as a catalyst for change in the region.
Martin McKay, Chief Executive of Clyde Gateway, described the new programme as a “major step forward” in the area’s regeneration, balancing commercial ambition with community benefit. The project has been welcomed by stakeholders, with Victoria Carmichael of Scottish Enterprise and Mark Robertson of Ryden highlighting its strategic alignment with Scotland’s economic growth agenda.
